Landlord Fees

We take pride in operating with transparency at all times.   Please see below for our terms and conditions and standard tariff of landlord charges

 

The fees and charges shown are payable to, and will be invoiced by, us.  All amounts due to us may be deducted from sums (including rent) received by us on your behalf before those sums are forwarded to you.

 

This Tariff is only a summary of parts of our Letting and Management Services Agreement and Standard Letting and Management Terms. You should refer to those documents for full details of our services, fees and charges. If there is any conflict or inconsistency between this Tariff and those documents, the terms of those documents will prevail.

 

We reserve the right to amend the fees and charges in this Tariff to reflect changes in our operating costs. Where you have signed a Letting and Management Services Agreement no fees and charges in any amended Tariff will affect you unless the amendments are expressly permitted by your Agreement and have been notified to you.

Search for Property Purchase

A deposit of £500 is taken at our initial meeting which will be deducted from the final fee, due when contracts exchange. This will fully engage my search service for a period of three months.  After this period if a property has not been secured, a further fee will be due for an additional three months.

 

All fees paid prior to exchange will be deducted from the total charge of 1% inc. VAT of the purchase price. 

Buy to Let consultancy

I recommend a one-hour initial meeting which is charged at £60.00, inc. VAT. I will explain the process of buying an investment property, from finding a suitable property, how much to expect as a financial return, preparing the property for marketing and then the legal obligations as a landlord.

 

It can sometimes be helpful to get financial advice at this initial stage. Anthea Pienaar has many years experience in helping people to fund this form of investment, she is able to search the whole of the mortgage market to provide information on the current products available.  You may decide this approach is premature and you just want to use the time to decide whether residential lettings may be a suitable route for you to pursue

Offer and Negotiation

Negotiation & overseeing conveyancing.  I provide this service in circumstances where a client has sourced a property but requires professional assistance with negotiation. Finding a property is one thing, but ensuring you pay the correct price and hold the deal together through to exchange of contracts can take considerable experience, persistence and dedication to the task.  

 

If it's your first independent purchase after a relationship breakdown, it could be that you haven't dealt first hand with the property purchase process.  I understand this can be daunting and have helped many people to feel 'looked after' when dealing with estate agents, surveyors and solicitors.

 

The fee for this service is 1% inc. VAT of the final purchase price.  I am confident this fee will be more than realised by the reduction in purchase price due to our professional offering skills.  

Prepare Property to Sell or Let

The charge for a one-hour consultation is £60.00 inc. VAT. I will go through the property from the initial visual impression, through a room-by-room assessment and discuss with you what I would recommend as a strategy to improve the appeal of the property.

 

After the initial consultation, if you want to instruct me to manage the alterations, the rate will be 10% inc. VAT of the costs for the work to be carried out by trades-people. eg. builders, plumbers, painters, etc.

Additional Services

We can co-ordinate and manage, any third party involved in your buying/letting process, such as solicitors, planning consultants, architects, builders, removals, decorators, etc. We are able to carry out an interior design service to prepare your home for your move. Tenants Information

Holding Deposit

Upon acceptance by the Landlord of an offer for an agreed tenancy, subject to contract and satisfactory references, the prospective tenant will pay a holding deposit equal to one week's rent.  

 

If the prospective tenant's references are unsatisfactory and the tenancy doesn't proceed, the holding deposit will be returned to the applicant.  If the prospective tenant has a change of mind and decides not to proceed then no amount of the holding deposit will be returned.  

Right to Rent 

We are required by law to undertake document checks to establish whether each named Tenant has the 'Right to Rent' a property in accordance with the Immigration Act 2014.  We must obtain original versions of one or more acceptable documents and check the documents validity in the presence of the holder before the start of the tenancy.

 

We also require proof of address, eg. a utility bill or a bank or building society statement with your name and address not older than 3 months.  

Payments

The holding deposit is due at the point of the tenancy being agreed.  

 

On or before the execution of the Tenancy Agreement the balance or initial monies equal to one months rent and deposit must be paid.  McGregor Letting Consultants must be in receipt of cleared funds prior to the commencement of tenancy.
